The purchase price only answers the question of entry into the facility. Ownership creates recurring and irregular expenses that impact both your personal budget and your investment results.

Service charge

Common area maintenance fees depend on the building, infrastructure and approved rates. It is important to look not only at the current figure, but also at the quality of the service that the owner receives for it.

Service inside the apartment

Air conditioning, appliances, plumbing, decoration and furniture require repair and replacement. A new property does not mean no expenses, and an old house is not necessarily bad if maintenance is organized systematically.

Downtime and change of tenant

For an investment property, periods without rent, commission, preparation of the apartment, minor repairs and management are taken into account. The gross rental rate without these expenses paints an overly optimistic picture.

Insurance and unforeseen work

The set of mandatory and voluntary expenses depends on the property and method of financing. A reserve is needed even when the house looks problem-free.

Cost of owner's time

Self-management also has a price: communication, payments, contractors and condition monitoring. If this is transferred to the management company, the costs become obvious.

A useful question is not “how much does an apartment cost”, but “what budget will be required to quietly own it over the chosen horizon.”
